Glazing Sealant Failure in Curtainwall
Builders Architectural Repair and Testing (BART) is a division of Builders Architectural Products created in 1990 to address the requests of customers who were looking for use of our expertise in windows, glazing and curtainwalls rather than purchasing of the products. Typical requests would revolve around the need for appropriate specifications for contemplated new work, site visits and quality control for work in progress, and investigations/repair for problems with building exteriors such as water leakage.

Under the direction of Mr. Mark Meshulam, Executive Vice President, the full resources of Builders Architectural Products are put to use for the benefit of our clients, whether it be research into an arcane piece of window hardware, testing and development of remediation programs for curtainwall leakage, or expert witness for litigation's involving windows and glass. We consider our services to be confidential and as such you will not see client names or project names listed in the project finder for BART projects.

However, in the 100+ projects BART has been involved in, here are some examples:

  • Consultation and preparation of bidding documents for window replacement in a large loft building in the South Loop.
  • Consultation, field investigation and development of detailed field investigation report and solutions for a hospital experiencing problems with window condensation and leakage.
  • Testing and repair procedure for sloped glazing system atop downtown Chicago office building.
  • Investigation and repair procedure for large downtown Cleveland office building experiencing glazing sealant failure.
  • Investigation and expert witness report into premature deterioration of wood windows in large residence in Indianapolis, Indiana.
  • Investigation, repair procedure and actual repair of Chicago hospital experiencing glass disengaging from curtainwall system.
  • Investigation and expert witness report for large elderly housing facility in Cleveland experiencing premature deterioration of wood windows.
What is BART? We are a hands on organization offering knowledge from years from furnishing and installing the materials in question. All of our information, advise and experience comes from front line experience working with these materials. We are not architects or engineers. Although we have, at our disposal, broad resources both in architecture and structural engineering should the need arise, and we are more than willing to bring in these experts as the case requires, we have found in 99% of the projects that our hands on practical approach gets the job done in the most direct, cost effective manner possible.

We have not yet encountered a leak we couldn't understand and repair. We have not yet consulted on a legal matter which settled unfavorably to our client. We have not yet had an unhappy client.
